Some people living in Rowan County will have their property values reassessed during the 2025 inspection period. The Rowan County Property Valuation Administrator’s Office is responsible for these assessments, which help determine the taxable value of each home.
According to the Rowan County Property Valuation Administrator’s Office, home values are initially assessed based on recent regional sale prices. Carmen Eldridge, Rowan County Property Value Administrator, said when comparing property value, the organization tries to find properties that are comparable.
“If it’s residential property, we’re looking at residential sales. If it's a commercial property that we’re looking to reassess, we will look at commercial sales, same for farms,” said Eldridge.
If a reassessment results in a higher tax bill, homeowners will be notified by letter. This year’s inspection period runs from May 5 until May 19, but appeals can be made until May 20.
Eldridge added it’s important to evaluate homes accurately, and without delay.
“Not challenging now during the appropriate time, it’s problematic when a taxpayer waits until the tax bill comes out in the fall. That ties our hands a little bit and keeps us from helping them in the way that we might like to,” said Eldridge.
People interested in appealing their reassessed home value may seek a conference with the PVA. Appointments are preferred, but walk-ins are welcome. Officials said supporting documents are encouraged during the appeals process, including recent appraisals, blueprints, and insurance statements.
